MortgageBreakUSA is a free mortgage calculator hub built to give homebuyers and homeowners a clear, honest picture of their mortgage costs. No sign-ups, no sales pitches, no rates to compare — just calculators that show you the numbers.

We cover the full home-buying cost picture: your true monthly PITI payment (Principal, Interest, Taxes, and Insurance), home affordability using the 28/36 DTI rules, PMI requirements, complete amortization schedules, refinance break-even analysis, and closing cost estimates for all 50 states.

Editorial Standards & Methodology

Every calculator on this site runs on standard, published mortgage math: the fixed-rate amortization formula for principal-and-interest payments, the conventional 28% front-end / 36% back-end debt-to-income thresholds (with the FHA's 43% back-end allowance noted separately) for affordability, and the Homeowners Protection Act's 78%/80% loan-to-value thresholds for automatic and requestable PMI cancellation. We don't invent our own formulas or thresholds — where a rule of thumb is genuinely just a rule of thumb (like the "0.5-0.75 point" refinance guideline), we label it as guidance, not a fixed rule.

We do not publish or hard-code current mortgage interest rates anywhere on this site. Rates change daily, and any specific rate we wrote into a page would be stale within days. Every example on this site that references a rate — including the worked examples on the refinance calculator — is explicitly framed as an illustration, not today's actual market rate. For current rates, check directly with a licensed lender or a rate source like the Consumer Financial Protection Bureau.


Sources We Rely On

Where this site states a specific rule or threshold, we source it from the government or industry body that actually sets it: the Consumer Financial Protection Bureau (Loan Estimate rules, general homebuying guidance), the Homeowners Protection Act of 1998 (PMI cancellation rules), and standard conventional/FHA underwriting guidelines (DTI ratios). We link to primary sources directly from the page where a claim is made, rather than asking you to take our word for it. Our Approach

Most mortgage calculators online hide the true cost of homeownership by only showing principal and interest. We show the full PITI number — the actual monthly obligation most lenders underwrite against. We believe informed buyers make better decisions, and better decisions start with accurate numbers, clearly stated assumptions, and an honest account of what a calculator can and can't tell you.

That last part matters more than it sounds: a break-even calculator can tell you when a refinance's closing costs pay for themselves, but it can't tell you whether you'll still own the home by then, or whether a longer loan term quietly increases your total interest cost even while your monthly payment drops. We try to surface those trade-offs directly on the calculator pages themselves — see, for example, the "Payment Break-Even vs. Total Interest" explanation on our refinance calculator — rather than reducing a complex decision to a single green checkmark.

Our calculators run entirely in your browser. We do not collect or store your financial inputs. No data is sent to any server when you use our tools.
